For too long auctions have been seen as a way of cash buyers and developers bagging themselves a bargain at the expense of the desperate seller, while regular or mortgage dependant buyers have been scared off by the requirement to secure quick finance and the pressure of completion as soon as the gavel drops.

But things are changing and there are now more palatable solutions available for the time-pressured seller. One such innovation is Auction +, a ‘conditional’ auction model created by a company called the The Auction Agents which gives both the buyer and the seller more flexibility. A huge benefit is that if mortgage dependant buyers are able to buy at an auction, the selling price in theory is better for the seller.

It’s a very plausible model and one that is gathering pace, with recent sales in Devon, Cornwall, Birmingham and Shrewsbury selling a large variety of properties and with lots priced between £50,000 and £750,000 falling under the hammer there really is a valid way to sell your home and to sell it quickly.
