Pool House is a detached cottage that requires some updating but has the potential to be a lovely family home.
The property stands back from the main road behind a lawned garden and is approached over a shared access onto the gated driveway where there is ample parking space.
The front door opens in an entrance hall from where there are doors off to the ground floor accommodation which comprises two comfortably sized reception rooms. The Lounge has an open fire and brick built hearth whilst the sitting room which is the larger of the two rooms has a log burning stove and french doors which open out to the garden. The Kitchen is fitted with a range of units and has an integrated oven and hob. A door from the Kitchen opens into a rear hallway from where there are doors off to a pantry, utility room and a large store which with some imagination could easily be incorporated into the main part of the house.
On the first floor there are three good sized bedrooms and the bathroom which also has a separate shower.
Externally there is plenty of parking on the driveway to the side of the house and access to the double car port and the garage. There are mature gardens to the front side and rear and a paddock which measures just over half an acre. The paddock is fenced on all sides and includes an appealing pool after which the house is named.
Note to purchasers: Pool House (formerly known as Estate Yard House) neighbours EFC Fencing LLP. The following conditions will apply to purchasers and successors in title.
A. Access to the property is by way of a shared apron onto the main road which must be kept clear at all times.
B. A water separation tank is located in the paddock, this tank receives surface water from the yard and requires maintenance from time to time. Access to carry out this maintenance and to maintain boundary fences will be required. Clean water from the separation tank is discharged into the pool. The pool also receives surface water from the yard and house.
C. The house is served by a modern klargester type water treatment plant which discharges into the pool.
For these reasons the pool cannot be filled in.
D. Future owners and residents of Pool House will not be able to make complaints about noise caused by the business activities carried on at the neighbouring yard. A 3.9m high Acoustic barrier has been installed to reduce any noise.
