Full Details

Bryn Maelor is an exceptional Georgian country house built in 1769, which was sympathetically extended by the current owners in 2005. The property is mostly of stone construction under slated roofs. It provides a very flexible, family home with scope for a self-contained ground floor annexe, or home office. As an alternative, the property has been successfully let as a holiday house for the last 2 years.

An outstanding feature of Bryn Maelor is the far reaching views from the eastern aspect. The property benefits from an elevated location being about 188 metres above sea level within its own landscaped gardens. The overall impression of Bryn Mealor is a substantial family home of great character with many period features.

The Georgian part of this property features high ceilings and large sash windows, woodburning stoves enhance the cosy charm and there is a wonderful connection with thou outside space.

Directions The property is about 1.3 miles from the A483 being the main arterial route through the area. Wrexham is 2.8 miles away, Chester 14.3 miles. The location is indicated with a red circle on the plan below.

Ground Floor

Reception Hall
A timber part glazed door leads into a spacious hallway with a tiled floor. The wood panelling in the front door is reputed to come from HMS Powerful which saw action in the second Boer War in 1899. There is an attractive arch top cast iron fireplace with an oak surround and the oak staircase leads to the first floor.

Drawing Room
This is a well-proportioned room with lots of natural light and a high ceiling. There is a large bay with sash windows and French doors to the garden, a woodburning stove and oak parquet floor.

Dining Room
The dining room also benefits from a high ceiling and has an inset gas fire with a tiled surround, a large sash window and an oak parquet floor. Snug An archway from the dining room leads to an informal seating area leading through to the kitchen. It has a timber sash window and a door leading to outside. There is a fireplace with an Aarrow woodburning stove and a Worcester gas fired boiler in one of the cupboards that are either side of the fireplace.

The kitchen forms part of the 2005 alterations when two outhouses were incorporated into the main building and the roof was lifted. The result is a kitchen with a high ceiling and lots of natural light from two rooflights. There is a good range of base units with a high gloss black finish, the worktop is partly composite and partly granite. A Bosch integrated dishwasher is installed next to the sink and there is also an integrated microwave with spaces for a range cooker and an American style fridge.

Boot Room
The boot room provides a useful area for coats, boots and pets and connects the hall to the utility area.

Utility/Laundry Room
This room also has an outside door to the rear courtyard and this area could be easily converted to a kitchen for a self contained one bedroomed annexe. At present there are a range of white gloss base and wall units, an inset sink, washing machine plumbing and space for a tumble drier.

Cloaks/Shower Room
Off the utility entrance is a cloakroom with toilet, pedestal basin and quadrant shower cubicle with a thermostatic mixer shower. There is a towel radiator and a heated and lit mirror over the basin.
