Full Details

Arlington House is a spacious, fully automated, bespoke family home of approx. 4434ft sq, completed in 2012 by the current owners featuring high quality fixtures and fittings throughout with no expense spared. The large five bedroom detached property, on a plot of approximately 1/3 acre, has a detached double garage, ample driveway parking and attractive landscaped gardens to the front and rear.

The quality of the build is apparent as soon as you draw up to the front of the property. The reinforced steel oak front door opening into an impressive galleried hallway with bespoke two flight staircase rising through the centre of the building with a full height glass curtain windows to the front elevation.

There are four reception rooms on the ground floor, a large formal dining room to the front, and the more intimate family room and study. At the rear is a spacious 20’ sitting room opening out onto a full width decking area which leads onto the rear Indian stone terrace through bi-fold doors. The central hallway also gives access to the guest cloaks and WC.

Beyond the hallway is a fabulously appointed expansive breakfast kitchen area, providing everything even the most discerning of home chefs may require. The layout encourages interaction between the family and guests, creating a wonderfully social space, so much in demand for contemporary lifestyles. Again, the kitchen opens out to the decking area and rear terrace through bi-folding doors.

There are five bedrooms on the first floor, arranged around the impressive galleried landing with the largest being the master with a large dressing room featuring bespoke solid oak units a beautiful en-suite bathroom with spa bath and walk in shower. There is a second double bedroom with en-suite shower room while the remaining three double bedrooms are served by a luxurious principal bathroom.

Stairs rise again from the first floor to a large media room and bar area with a separate adjacent WC. It’s a generous space with additional under eaves storage and the area could readily be converted to provide a sixth bedroom if desired.

The attention to detail continues outside with a beautifully landscaped rear garden with a Brazilian walnut decking area to enjoy those sunny summer morning breakfast times, shaped lawn, fabulous Indian stone pathway meandering by the landscaped dry river themed shrubbery containing a Welsh slate water feature, mature Japanese cloud trees, an entertaining and BBQ area and cleverly hidden vegetable and fruit plots to the rear. Both front and rear gardens have water irrigation systems.

Located at the head of a quiet cul-de-sac, the property is within easy walking distance of the village centre which is host to a general store, post office, bakery and several pubs.

Woore is within the county of Shropshire but adjoins borders of both Staffordshire and Cheshire, enjoying easy links to the Potteries, Nantwich and Whitchurch. The M6 at junction 15 is a short distance away as is the mainline rail station at Stoke which provides regular intercity services to London, Birmingham and Manchester.

A centralised automation system (KNX) running on a fully customisable opensource platform through a server which is integrated with Amazon Alexa for voice control of selected automated hardware. There are tablets in each of the rooms to control the automation system which is also connected to the web through a secure server allowing control of the automation via the property’s own web-based interface from any remote computer through password protected access as well as a smartphone app.

A great deal of thought has gone into the design and integration of the automation system into the property both at practical and energy saving levels. The system is fully open source and so can be customised by the user without the need to bring in expensive specialists who prefer the closed systems such as Crestron for example. As such, the system can adapt to incorporate new technologies without the need to upgrade items such as expensive lighting and power hardware.

The property owner’s latest “upgrade” allows users to control the existing automation system through voice control using the Amazon Alexa devices, done without the addition of expensive hardware. The property offers seamless wireless connectivity using a top of the range wireless grid system which is supplemented by CAT5 and CAT6 network points throughout.

Integrated into the automation system is a state of art alarm system which monitors intrusion as well as fire and heat which can send out e-mail and text alerts as well as isolate power, water and gas supplies automatically. Automation features include:

  • Internal room lighting on/off
  • External lighting on/off
